What exactly is Residential Assisted Living?

Residential Assisted Living, or RAL, is a group home for seniors set in a single-family residential neighborhood, typically housing six to sixteen residents. It provides help with activities of daily living, like bathing, dressing, and medication management, in a home environment instead of an institutional facility. Owners aren’t caregivers themselves; they own the real estate and the business, and hire the licensed staff who run day-to-day care.

How does one home generate income?

Most owners hold both the real estate and the business, which is where the real income potential is. You charge residents a monthly rate for care, and the difference between what comes in and your operating costs is your net income on the business side, while the property itself builds equity over time. Some owners choose to hold just the real estate and lease it to an operator for roughly twice fair market rent, or just run the business by leasing a home from someone else, but combining both is how most of our students build meaningful monthly cash flow. Once your systems and staff are in place, many owners spend only a few hours a week managing a home that’s generating real income every month.

More than 10,000 Americans turn 65 every day, and the country is significantly short on senior housing beds. Most families are searching for care options for a parent or loved one and are willing to pay for quality, hands-on care in a home setting rather than a large institutional facility.
