You Gotta See This Place! Va-Va- Voom!

I’m thrilled to be able to introduce you to Rocky McKay. I have had the pleasure of watching him and his partners take a home in Scottsdale from very nice to Va-Va-Voom. As you know, RALA grads don’t just do Residential Assisted Living any ol’ way. We do it at a level that changes the industry. We are all about ‘Doing Good and Doing Well’ and Rocky and his partners reflect that.

Rocky, and his business partner Sherry, attended the May 2015 Live 3-Day Fast Start where they met their future financial partner, Patrick. It wasn’t a partnership until they realized in July of 2015 that they were looking at the same house. Patrick lived in California and everyone realized that they should just work together, with Patrick contributing financially and Rocky and Sherry keeping tabs on things in Scottsdale.

Rocky and Sherry had some real estate experience in rehabbing before coming to the Live 3-Day course and saw the value in doing similar work, but with much better cash flow. They met Gene at a Breakout Session of The Real Estate Guys Secrets of Syndication Seminar in Phoenix in February of 2016, but couldn’t make the Live 3-Day course until 3 months later.

They started, like many of us, by looking to buy a house that is already up and running, they just couldn’t find one that fit the standards they were looking for. So, they went for what I am now calling the “Va-Va-Voom” house. You should see this thing! When I first saw it you could tell that it had been a very nice  houseon a large Scottsdale lot before everything was torn up. We were on the Live 3-Day bus tour and all the windows were removed, the concrete foundation had wide channels in it for the new plumbing, there wasn’t an inside wall anywhere! As we drove up there they were, Rocky and Sherry waiting for us with hard hats so the class could see everything up close. Now, the home is a plush top of the line va-va-voom 5-plus level RAL.

As Rocky says, “It just goes to show what can happen in a year’s time. We bought the house in August of 2016 with an SBA loan for $669k and $500k rolled up in it for new plumbing, all new electrical, the rehab from the studs, and the addition. Now we are open for business.” For some people this seems like a big job, but RALA grads find it worth it.

“We were nervous, but we jumped in with both feet. What made it easier for us was being a part of the Inner Circle. The business plan, financial suite, and design support from the RALA Team made jumping through the bank loan paperwork and Scottsdale restriction hoops much easier and faster than if we tried to do it on our own.” Rocky said.

Some people worry about filling a home of this high quality and price, but after doing the preliminary research, Rocky found that most of the houses at this level are filled and have ‘waiting lists’ (meaning they get filled right away if there is a vacancy). There just are not that many Residential Assisted Living of this caliber in Scottsdale so competition is low. He has made sure to get a website going, doing his online SEO, while also establishing Placement Agent contacts. The best part is that he hasn’t rested on his laurels, while the Va-Va-Voom house was being rehabbed, the partners bought another house already up and running, another home that will be rehabbed, and another piece of property that they will do a ground up build for a RAL home built to their exact specifications.

Rocky’s best piece of advice? “We expect to have 4 homes up and running by early next year. My best piece of advice is to just keep going. It’s work to get started. Don’t be afraid of it. Keep on moving forward, pushing forward, and it comes together. Get started and keep on moving that direction. Took us 4 months to just close on the house and then 6 months of construction.

He goes on to say, “Once you’ve done the first one it gets easier, but you have to do the first one after that you can move even faster, Banks are willing to work with you a lot more. Now we are doing Commercial loans not through the SBA. It’s easier to get financing, but we had to did that first one with the SBA.”

As you can see, Rocky and his partners had some challenges, but as I always say, “Just keep on truckin’! and you will make it to the finish line.” We have students from all back grounds, experienced and inexperienced, with funding and without, fast and slow, the one thing that they have in common is the dedication through the speed bumps to get their first house done. Once that happens, everything becomes easier. You can do this with the right education and action. I look forward to interviewing you and hearing about your success in the near future!
